How to Total Principal Repaid with CUMPRINC in Excel
Find how much of a mortgage you have actually paid off after a few years, the balance left, and your home equity.
You will learn to
- Total the principal repaid over several years
- Calculate the remaining balance
- Turn the balance into an equity percentage
How it works
CUMPRINC(rate, nper, pv, start_period, end_period, type) adds up the principal repaid between two payments. =-CUMPRINC(5.75%/12,360,410000,1,60,0) shows how much of a $410,000 mortgage is paid off after five years.
Because the result is negative, the remaining balance is simply the loan plus CUMPRINC: =B2+CUMPRINC(…,1,84,0). Subtract that balance from the home’s value and divide by the value to get your equity percentage.
=-CUMPRINC(B3/12,B4*12,B2,1,60,0)
